Rockland Talbot House Policies
All policies are subject to change and in the case of discrepancies the policy in effect at the inn will prevail. Policies stated above were last reviewed 7/29/24.
Advanced Reservations: Advanced reservations are strongly recommended so that you are able to visit us on your preferred date and stay in your preferred guest room at our vacation rental B&B. Reservations are taken by office staff from 9am to 7:00pm daily (207-593-7393) and on-line 24 hours a day.
Advanced Deposit: An advanced deposit in the amount of 100% of the stay is required at time of booking. Please note that advanced deposits are automatically charged when booking online. If your stay is for greater than 7 days, we will gladly work out a payment program such that the balance is paid in full at least 30 days prior to the arrival date. The property gladly accepts MasterCard, Visa, American Express, and Discover payments.
Cancellation Policy: Banking regulations require us to pay our mortgage on time and to do so requires us to have a strict cancellation policy. As much as we will empathize with whatever of life’s situations that is forcing you to cancel, we must enforce our cancellation policy for all reasons for everyone. For non event reservations you will be responsible for all charges as originally booked, regardless of when booked, if you notify us of cancellation 14 days or less before your stated arrival date. If your notice of cancellation is given 15 days or more from the date of your stated arrival, you will be charged a $75 per room cancellation fee or 10% of the advanced deposit (whichever is greater).
If cancellation is a possibility or if air travel is part of your vacation, we would strongly suggest the purchase of travel insurance. Please visit Squaremouth.com or Insuremytrip.com to find the right travel insurance at the price you want to pay for medical, health, job, death, weather, or “Any Reason” coverage.
The cancellation policy for the special events, the Maine Lobster Festival, North Atlantic Blues Festival, Maine Boats and Harbor Festival, Pies on Parade, certain holidays, and group events requires a 75 (festival/event) cancellation notice for a refund of your advanced deposit less $95 cancellation fee or 20% of the total (whichever is more). Weddings and elopements are non refumdable and must be paid for in full.
Room Rates: Room rates assume single or double occupancy and include daily housekeeping services, grab and go breakfast, evening sweets and complimentary use of the many common areas. Rates are subject to change on a regular basis and do not include Maine’s required occupancy tax (currently at 9% as of 1/1/16). Every effort is made to keep all rates on the various Internet websites accurate. The stated rate by the inn at the time of booking will supersede any rates printed on any website, print material, or other sources that are outdated or in error. We would appreciate you bringing any rate discrepancies to our attention.
THE BEST RATE AVAILABLE WILL ALWAYS BE FOUND WHEN YOU BOOK DIRECTLY WITH THE INN EITHER ON-LINE ON OUR DIRECT WEBSITE OR BY CALLING US.
Check-In Times: Check-in begins at 4pm. You will recieve istructions on your day of arrival. Self check-in is available anytime 4pm or later.
To allow for the property to be properly cleaned and staged for our next guests’ arrivals, earlier check-in times in general cannot be accommodated. If you have a need that requires an earlier check-in time, please book the early check-in option. This option may not be available after booking date.
Check-Out Time: Check-out time is 11am. We ask guests to leave their room keys in their room or at the designated key drop-off location at the exit doors. Due to the cost of re-keying the doors, there is a $250 fee for all missing or non-returned keys.
Children: Although guests including young children are welcome at our property, at this time only Room #5 (rollaway) or Room #6 (twin sleeper) can accommodate a third person of any age (1 to 99 years old!) and there is a $95 charge per night. The property does not have high chairs, portable cribs, or a regular children’s menu.
Smoking: The Rockland Talbot House is a smoke-free property. There is no smoking of any kind – medical or otherwise – allowed inside the buildings (including e-cigarettes). The designated area for smoking is outside on the side porch in the back. The inn reserves the right to charge the credit card on file a $250 fee to cover the cost of deep cleaning and/or replacing upholstered furniture, window treatments, rugs, and bedding if it is determined that a guest has violated the property’s policy and smoked in any location inside the inn.
Third-Party Gift Cards, AAA, and Loyalty Discounts: The Rockland Talbot House does not honor any third-party gift cards or offer any third-party discounts. The only discounts recognized by the property are for longer stays and may exclude holidays, special event days,and weekend nights.
Pet Policy: One dog per room with additional fee. registration and documation of dog required prior to arrival.
Service Dogs: Will be accepted free of charge.
Prevailing Lodging Tax: As a legal and licensed vacation rental B&B, all reservations are subject to the State of Maine’s prevailing lodging and sales tax requirements. As of 1/1/2016, the current rates are 9% for lodging and 5.5% sales tax respectfully.

WHAT INFORMATION DO WE COLLECT AND HOW DO WE COLLECT IT?
When you make a reservation at the Berry Manor Inn or Rockland Talbot House, inquire about making a reservation, inquire about our packages, services or small wedding events, whether on-line or through a direct phone call, we may ask you to provide personal information including your full name, mailing address, email address, contact phone number (home, work and/or cell), name of guests you are traveling with, how you heard about our property, dietary restrictions, special requests, dates of special events,and valid credit card information or other payment details.
When you visit our website, we may also collect information on an ongoing basis through Google Analytics about what pages you access or visit and information about your use of our site including but not limited to the webpages you viewed, the amount of time you spent on a page, the website you were on before you came to visit our site, changes that you make to information you provided to us when completing a reservation form or a Wedding RFP, and your transactions including those by the use of cookies or other data collection devices.

The primary purpose for the collection of this data is be able to continuously improve the efficiency of our website and to better enableus to personalize your experience when using our site.

We use your information to manage your reservation as necessary to perform our contract with you to provide our services. In the normal course of our business, we use this information to register you to use our services, process your reservation and reservation payment, set up reservations for dinner and/or recreational activity reservations that you request for your visit, and to provide you with any other of our services as necessary to perform our contract with you.
We use your information to allow us to collect and analyze your personal preferences to enable us to personalize our services to you now and in the future to achieve the high customer service level we strive to achieve with every guest.
We store your data to help pre-populate fields to streamline the reservation process and to make it easier for you to provide relevant information when you choose to return to our website and/or property.
We will periodically communicate with you about specials, services, or information that we think may be of interest to you. Please note that you will be able to opt out of such communications on-line by initiating the opt-out mechanism on electronic communications.
We use cameras to record CCTV footage throughout our parking areas, outside grounds, and exits to ensure the safety and security of our properties, premises, guests, and staff. We retain and share copies of this footage as required by law enforcement and insurance requirements in the event of an incident.
We may share or use personal data to comply with any legal obligations for which we are subject to by local, state, or federal law enforcement or other legal entities or documents.
Personal data given to us through our Wedding/Elopement RFP form or Wedding Questionnaire form may be shared with third-party providers to allow us to fulfill our contract with you to provide such services related to your wedding or event. These requested services include but are not limited to transportation, catering, dining, photography, off-site location permit, officiant, licensure, witnessing, wedding stylist, and spa services.
Certain personal information is required for us to collect and retain to be able to fulfill our own legal and business obligations and thus is mandatory for you to provide if you want to use our services. If you are not willing to provide such data then we shall be unable to provide our services to you.
We only store your personal information for as long as necessary for the purposes described above.
WHO DO WE SHARE YOUR PERSONAL INFORMATION WITH?
Please be advised that the Berry Manor Inn and Rockland Talbot House will never sell or share your personal information for financial gain. As part of making reservations with us or using our services for meetings, weddings, elopements, or other events, you consent to us sharing your personal information as follows:
- With the owners and innkeeping staff of the Berry Manor Inn and Rockland Talbot House properties;
- With our webmaster;
- With local businesses to secure reservations for dinner, recreational activities, tours, flowers, etc. to meet our commitments to our guests;
- With our Point of Sale Reservation Software and Booking Engine;
- With specific third parties that we contract with to help us process, store, convert, and/or analyze data, traffic, and conversions on our behalf;
- Professional advisors we contract with to improve or manage our business operations;
- Law enforcement agencies;
- With trusted third parties on our behalf to make offers and send emails with information we believe may be of interest to our guests. You may choose to opt outof this feature on-line at any time;
- If our properties are acquired by a third party, the personal information of our guests will be considered one of the transferred assets;

At the Berry Manor Inn and Rockland Talbot House, we take our obligation for data security seriously. When guests make a reservation with us or engage in services with us, we use every precaution to safeguardthe data we collect both online and offline. We commit to handling your personal information in strict confidence and to take all reasonable steps to keep your personal information secure once it has been transferred to our systems. We adopt appropriate data collection, storage, removal,and processing practices to protect against unauthorized access, disclosure, alteration, or destruction of your personal information stored on our website and associated databases. We recognize that the Internetitself is not a secure medium and we cannot guarantee the security of any data you disclose online. We use the industry standard Secure Sockets Layer (SSL) software to encrypt your personal information, including credit card number, name, and address, such that it cannot be read over the Internet to protect your payment and personal information.
